Compare total cost, not headline price

Most PMS vendors advertise a starting price that applies to the smallest property on the most limited plan. The number you actually pay depends on room count, whether the channel manager is bundled or billed separately, and whether direct bookings carry a commission.

Before comparing any two systems, work out the twelve-month cost for your actual room count and booking volume. A lower monthly fee with a percentage on direct bookings often costs more than a higher flat fee once your direct channel performs.

Ask the leaving questions before you join

Migration pain is the main reason properties stay on systems they have outgrown. Establish the exit terms at the point of sale, when you have the most leverage.

You should be able to export bookings, guests and invoices in a usable format without a fee or a support ticket.
